“We really believe in local,” said Brian Pothier, one of the founders of LuxRECapeCod, Inc.  based in Orleans. “We have 100 percent control over what we’re doing, and that’s critical.”
After nearly four decades in Cape Cod real estate, Pothier has seen the industry change dramatically. Now, after years of working within some of the market’s larger real estate organizations, he is taking a different approach: building a company that puts local expertise, personal relationships and innovative marketing at the center of the business.
“I’ve been in real estate in this marketplace for 39 years,” Pothier says. “I’ve managed offices, been involved in startups and worked with all the major players. We just got to a point where everything had turned into one big player.”
LuxRECapeCod has recently opened the doors to its brand new, beautiful offices in Orleans right off of Route 6A. Both Pothier and Matt Leonard are officers of the company and dedicated to providing the best real estate experience in the area. 
For Pothier, the decision to operate independently was about more than simply changing the name on the door. He believes today’s sellers and agents benefit from a company that is deeply connected to the community it serves. Pothier describes the company less as a traditional real estate agency and more as a marketing company. The ultimate goal at LuxRECapeCod is to maximize the value of every property and home it represents.
“We’re really a marketing company,” he explains. “Our job is to get the most for the sellers, and we really bring value to that process.”
That philosophy extends to the company’s approach to preparing homes for market. Rather than simply recommending that sellers tidy up and add a few flowers, the company provides styling and staging services at no extra cost to the seller. This can include everything from bedding, pillows, artwork and furnishings to light fixtures and accent walls. The staging and styling division is overseen by Bernadette Gent, an accomplished interior designer with extensive experience in home furnishings and color consultation. Gent has also developed bedding and wallpaper collections and created licensing programs for manufacturers. 
“It’s multi-layered. It’s deep,” Pothier says of the company’s approach. “This doesn’t cost the seller a dime.”
The company also pays for professional photography, another expense that is often passed along to individual agents or sellers. By handling the photography and controlling the presentation of each property, Pothier says the company can ensure that every listing is presented at its best.
Pothier wanted to build a workplace that people enjoy coming to and have an opportunity to thrive both professionally and financially.
“Everybody should benefit,” he says. “We’re creating an atmosphere where a large group of people are benefiting locally.”
The company has also brought longtime Cape Cod real estate veteran Doug Payson back from retirement to work in LuxRE’s communications and media department. Supporting LuxRE’s elevated presentation and outreach is local marketing director Hillary Peck. Peck is a Brewster native whose deep community roots and regional expertise ensure that every property is positioned with authentic local insight and maximum visibility. 
For Pothier, the philosophy at LuxRE Cape Cod comes down to something simple: know the market, know the community and create real value. Pothier believes that local connection is more important than ever — and that a real estate company can succeed by putting people, community and service ahead of corporate branding.
