“When it comes to maximizing value, first impressions are everything,” said Brian Pothier, a managing partner with the LuxRECapeCod team at Gibson Sotheby's International Realty.
“That’s why staging is so important. Ninety-three percent of real estate transactions start with online searches,” agreed Matt Leonard, Pothier’s partner.
“It’s not just setting a table and moving a few chairs around. Our staging service encompasses the entire property and creates an impressive end result. The staging of a property is a very detailed process with multi-layers from color concept to the smallest of details with decor and accessory items that give the property more depth. Our proven business model obtains a stronger financial return along with fewer days on the market for sellers,” said Pothier.
The two long-time realtors told me that their lead stager (with a crew of five) is phenomenal and gifted. “They make the house pop,” said Leonard.
“Seriously, when agents check the ‘hot sheets’ [new listings] they tell us I knew it was one of yours as soon as I saw it!”
The LuxRECapeCod team only works for the seller in any one transaction. “We have represented buyers when it’s someone else’s listing, but when a seller lists with us, we sign that contract that says we are working for your best interests alone.”
“The proper staging means more money,” said Leonard. “Sellers see that in the end. Since its inception, LuxRECapeCod at Gibson Sotheby’s has led the market in securing a higher average sale price for our clients with fewer days on the market.”
Leonard has an extensive art collection and will loan that to the staging, and they even borrow local art like Frying Pan Gallery’s Steve Swain’s light fixtures (which the new owner can purchase or not).
Buying real estate on the Lower Cape is pricey; most buyers are looking for a second home or investment property. The LuxRECapeCod Team is fully aware of the housing issue on the Cape. “Keeping local people here is so important and we discuss this with our sellers. Recently we had a property that got six offers, all cash offers, except for one. That couple were both employed on the Cape and were able to do the down payment and a mortgage. The homeowner took their offer,” said Pothier. “It was nice to see.”
When you’re ready to sell, choosing a real estate agent can be a tricky process. This RE team invites you to try them. “Selling a house can be an overwhelming experience. So we just ask you to give us the keys and go!” said Leonard. One seller said, “I went to the house and couldn’t believe it!”
