Charm On Main Opens Amid Neighbor Noise Concerns

BREWSTER – While the construction noise is over, neighbors are holding their breath as the Charm on Main opens its doors.
 In June, a number of abutters to the Charm property attended a public hearing for the establishment’s entertainment license. Concerns around amplified music on the porch, the swimming pool and entertainment hours were brought before the select board. The Charm was granted an entertainment license with conditions. 
Four members of the select board approved a 120-day permit starting July 1 that regulates indoor entertainment between the hours of 4 and 10 p.m. with the doors and windows closed. Outdoor music will be limited to recorded music through speakers from 11 a.m. to 7 p.m., and is not permitted to be heard off the property. 
Ocean Edge Resort and Golf Club sent out an email on July 30 introducing its new sister property. The Charm is owned by Corcoran Jennison Hospitality Group, which also owns Ocean Edge. 
The announcement included an important distinction within the umbrella of the businesses. 
“The Charm on Main is not part of Ocean Edge Resort and Golf Club,” the email read. “The inn is its own brand and collection of accommodations and amenities. Guests staying at The Charm on Main will have access to its sister property, Ocean Edge Resort and Golf Club. Guests staying at Ocean Edge Resort and Golf Club will not have access to the adults-only Charm on Main.”
The Charm, formerly known as the Old Sea Pines Inn, was purchased by Corcoran Jennison in late 2023. In May 2024 a fire ravaged the property, causing extensive damage. 
Construction crews have been working since to restore the property, updating the building, clearing trees and vegetation and adding a pool to the property. 
Kathleen Belknap, who shares a driveway entrance with the Charm, was at the public hearing to protest the entertainment license. She praised the owners of the Old Sea Pines Inn for complimenting the neighborhood instead of working against it. She did not immediately respond to requests for comment. 
The adults-only inn is described as an “elegantly updated colonial inn with a lounge pool and beautifully manicured grounds.” Although breakfast is served daily, there is no restaurant on the property. 
As of four days into its season, no noise complaints have been filed with the Brewster police. 
Attempts to speak with neighbors were unsuccessful, although a couple renting a property on Flying Dragon Road said they were not impacted by the noise. 
“The name is really very fitting,” said a woman at the rental. “It does look charming.”
