HARWICH – Habitat for Humanity Cape Cod has begun accepting applications for the six homes to be constructed on Murray Lane off Route 28 in West Harwich. The deadline for filing applications is Dec. 1.
Habitat will be building four three-bedroom homes and two two-bedroom homes on land to the rear of 93 and 97 Route 28. This is a home ownership opportunity for individuals and families who earn about 65 percent or below of the area median income.
The maximum income eligibility is at or below 60 percent of the are medium by household size for four of the homes and 65 percent by household size for two of the homes. The percentages are based on the maximum gross household income to be eligible for consideration to purchase a Habitat home.
To qualify in the 60 percent category, one person can earn no more than $40,613; two people, $46,388; three people, $52,200; four people, $57,975; five people, $62,625; six people, $67,275; and seven people, $71,925. To qualify in the 65 percent category one person can earn no more than $43,997; two people, $50,253; three people, $56,550; four people, $62,806; five people, $67,844; six people, $72,881 and seven people, $77,919.
There are several qualifications that must be met for Habitat homeownership, including having a critical need for year-round housing; a willingness to complete the required “sweat equity” on your home and other Habitat projects, 500 hours for a two-adult household and 250 hours for a one-adult household; the ability to make housing payments of approximately $718 to $797 per month; be unable to qualify for conventional mortgage financing for a market rate home; be a first-time homebuyer (some exceptions apply); and be a U.S. citizen and permanent resident.
Habitat recommends applicants attend a virtual workshop to be held via Zoom. The workshops can be accessed by computer or phone. To receive a password to access the workshops, send an email to firstname.lastname@example.org. Workshops are scheduled for Saturday, Oct. 24 at 10 a.m.; Monday, Nov. 2 at 2 p.m.; Tuesday, Nov. 10 at 9 a.m.; and Wednesday, Nov. 18 at 11 a.m.
A lottery used to select the successful candidates is expected to be held in March or April.
